At Dollar Land Store, we make land ownership simple, accessible, and flexible with options to buy land through affordable owner financing or a cash purchase. Owner financing requires no traditional bank loan or credit check, and monthly payments are managed through ZimpleMoney.

What is Owner
Financing?

Owner financing allows you to purchase property by making monthly payments directly to Dollar Land Store under a Standard Agreement of Sale. No bank loan is requi5red, and there is no credit check.

Once the property is paid in full and all required amounts are satisfied, we prepare the deed transfer documents according to the terms of your agreement. Until payoff and deed transfer, Dollar Land Store remains on title, and certain property-use restrictions apply.

How Do Monthly
Payments Work?

Monthly payments are managed through ZimpleMoney, where buyers can make payments, set up autopay, track their balance, and review payoff details.

Payments may include principal, interest, a loan servicing fee, and any disclosed property-related charges, such as taxes or HOA/POA fees.

The sections below explain the standard payment schedule and what buyers should expect after starting a new contract.

How Are Payments
Applied?

Payments are generally applied first to any outstanding fees or charges, then to interest, taxes or property-related costs if applicable, and finally to principal.

Because fees and interest are paid before principal, missed or late payments may increase the total amount due and extend the payoff timeline.

PAYMENT POLICY & TIMELINE

The first monthly payment must be received within 45 days of the down payment. If the first monthly payment is not received within that period, the contract may be considered void, the account may be cancelled, and all amounts paid, including the down payment and fees, may be non-refundable according to the terms of the agreement.

Monthly Due Date

Payments are due to Dollar Land Store on the 1st of each month and include a 14-day grace period.

Late Payments

If payment is not received by 11:59 PM PST on the 15th, a late fee of 10% of the monthly payment, or $10 minimum, will be applied at 12:01 AM PST on the 16th

Payment Reminders

Dollar Land Store may send payment reminders as a courtesy, but buyers remain responsible for making payments on time whether or not a reminder is received.

Default /
Cancellation Risk

Accounts that become 90 days delinquent may be subject to default, cancellation, and forfeiture of prior payments according to the Standard Agreement of Sale.

Timely payments help avoid unnecessary fees, interest, and account issues.

Prepayment
Penalties

Buyers may make additional payments or pay the remaining balance in full at any time, which may help reduce the total interest paid over the life of the loan.

Returned
Payments

Returned payments, failed ACH attempts, or declined cards may result in a $22 returned-payment fee and may require an alternative payment method.

Interest Continues
to Accrue

Because interest is based on the unpaid balance, missed payments may increase the total loan cost.

ZimpleMoney
Access

Buyers can log in to ZimpleMoney at any time to make payments, set up autopay, view payment history, track their balance, and review payoff information.

Buyer's Due Diligence

  • Limited recreational visits may be allowed only where permitted by local laws.
  • You may not live on the property as a permanent residence
  • You may not place permanent structures on the property.
  • You may not begin construction or make improvements that require permits
  • You must follow county, state, zoning, HOA, and POA rules.
  • Every Buyer is responsible for verifying that a property fits their intended use before purchasing.
